Property Inventory
Properties need to meet Investor specific criteria such as a viable cap rate, price range, lower vacancy rates etc.
Financial Stability
minimum of 5 years of good-standing experience in Real Estate sales, management and marketing. Necessary insurance coverage such as Liability, Errors and Omissions, and Worker’s Compensation.
Staff
Background checks, systems competency, years of experience
Systems and Processes
Good systems and processes for operations, rehab and marketing. Standardized and relevant checklists for processing rental applications, lease signings, abandonment’s, Security Deposit Reconciliations, evictions and other common procedures Thorough screening of each prospective tenant and adherence to unified verification criteria. Willing and able to adopt to and integrate with unified systems and processes.
Financial Knowledge
Knowledge base is comprehensive in all types of real estate investment programs including 1031 Investment Property Exchanges, tax issues, Landlord Tenant Law and other real estate issues. Identify areas where special assistance may be required in these knowledge areas.
Compliance
Accredited licenses such as Broker’s licenses. Preference is given to those with strong affiliations with groups such as National Association of Residential Property Managers (NARPM), Better Business Bureau, local Chamber of Commerce, and Citizens Police Academy etc. Knowledge of Fair Housing Regulations, advertising and rentals Privacy laws, Real Estate Commission Rules and Regulations, Landlord-Tenant Laws, Real Estate Commission Rules and Regulations, Lead Based Paint regulations, Mold regulations, Fair Debt Collections Practices Act ,Megan’s Law Sex Offender disclosure etc.
